Upcoming Work 

These are a sample of upcoming projects in the Bronx that will create thousands of construction jobs over the next several years. Currently none of these jobs are aimed at local residents. Where local communities and local unions have worked together, Bronx residents have prospered. For every $100 million spent in construction, it generates between 90 and 110 construction jobs.  
492 Grand Concourse
  • This project will create 277 affordable housing units. The 26-story tower will span 300,000 sq. ft. in the Mott Haven neighborhood.
  • It is the largest passive house project planned for North America to date and is slated to be completed in 2020

South Bronx Waterfront 
  • The South Bronx Waterfront site was recently sold to Brookfield Properties for $165 million and includes two sites on either side of the Third Avenue Bridge.
  • 2401 Third Avenue: Calls for a 25-story standalone tower and a 25-story and 16-story building rising from an 8-story building. It will include 430 mixed-income rentals, a 42,000 sq. ft. community space, and 175-car garage.
  • 101 Lincoln Avenue: Includes three 24-story buildings and a 22-story building on top of a 6 - and 7-story base. The site will span a full block south of the bridge and include 849 rentals and over 20,000 Sq. ft. of retail and a community facility.

The Lambert Houses
  • $600 million redevelopment of the iconic Lambert Houses, which will increase the number of affordable apartments in the buildings to 1,665.
  • Built in 70s, the complex sits on 12 acres and consists of 14 inter-connected buildings, which will be demolished and rebuilt as towers, doubling the amount of apartments inside.

Bronx Point
  • One of the largest city-owned parcels of land will become housing, public space, a Universal Hip-Hop Museum, multiplex theater, food hall and incubator, and more
  • 1,045 housing units, 540 of which will be permanently affordable housing
  • To be completed in two phases, with phase to be completed in 2022
  • The project is expected to create over 100 permanent jobs and approximately 915 direct construction jobs in phase one

  • Massive residential development is poised to reshape a sleepy stretch of industrial waterfront in Rosebank, along the eastern shore of Staten Island at an estimated cost of construction of $155 million (Yimby.com)
  • Will stretch across three buildings and over half a million square feet and 18 acres providing nearly 400 apartments, 25 percent of which would be provided for affordable housing

We spoke with Bronx resident and construction worker James Zullo to find out what LiveWorkSpend means to him.

As a long time resident of the Bronx, what does it mean to you to be able to work on projects in your community?

It means a great deal because it allows me to support not only my local economy by way of working on commercial projects that will bring in more revenue for my borough, but being able to have a hand in changing the landscape of a place that I grew up. 

Why do you believe hiring local is important especially for the Bronx?  

It’s empowering. The people in the community, having working on a major project like Bay Plaza Mall for two years, there’s definitely a high level of pride in residents who also worked on that project and are able to take their families and show what they’re capable of doing and what their skills have contributed to. 

What do you envision for the Bronx? 

More educational institutions and sustainable income for the residents. Not every job provides sustainable income for the city that we live in. Providing sustainable income for the residents will ultimately directly affect the tax bracket of that borough and bring in other institutions that may be of great wealth for the borough.
